Plans have been unveiled to transform two prominent unused office buildings in Chester into luxury apartments. The developer, Blueoak Estates, is looking to redevelop Tower House and Charterhall House into a total of 176 high-end flats, marking the most significant project the company has undertaken. This initiative is subject to gaining the necessary planning consents.
The two buildings, formerly occupied by Lloyds Banking Group, have been vacant for several years. Positioned conveniently near Chester Railway Station, these buildings form a part of the wider ‘Gateway’ masterplan designed to revitalize the district. Unlike many redevelopment projects, this one will preserve the buildings’ original 1970s architecture, maintaining their historical significance while giving them a modern purpose.
Iain MacLean, Managing Director at Blueoak Estates, commented on the ethos of the company stating: “Blueoak’s ethos centres on building a sustainable legacy and this site and development illustrates this approach. The site location, the design path we have chosen, the materials we will use, and the technologies employed, are centred around a wider sustainable vision.”
A focus on sustainability is central to the development, with plans for the apartments to achieve an EPC B rating. The buildings will feature MEV air extract and KURS systems, as well as solar panels, reflecting a strong commitment to eco-friendly design as reported by Cheshire Live.
Modern living requirements are being passionately addressed with comprehensive communal facilities. These will include integrated cycle storage with charging stations, a rooftop garden, gym, cinema room, and workspaces designed to accommodate the needs of contemporary residents. Mr MacLean emphasized: “We’re incredibly proud of the impact we’re making on the Chester landscape. We are seeing a clear shift in how we live and work that’s resulting in many purpose-built commercial buildings no longer being in use.”
