Building work is set to begin on a £15m project at Haydock Green, located off junction 23 of the M6. The development, supported by North West lender Together, involves the construction of a 135,000 sq ft warehouse as well as manufacturing and office facilities on a 6.25-acre site. The site will feature striking colour-changing lighting, enhancing its visibility.
Cheadle-based lender Together has extended significant financial support towards the project, undertaking a development finance facility to fund the joint venture between Oliver Morley of Morley Estates and Barnfield Construction. The construction is spearheaded by Barnfield, with completion aimed for the upcoming spring season.
The project leader, Oliver Morley, expressed enthusiasm about commencing the construction. He highlighted the centre’s distinctive position due to its visibility from major roads such as the motorway and the East Lancashire Road. Describing the facility as state-of-the-art, Morley anticipates the development to rank as the best mid-size distribution centre in the North West.
This effort marks the second phase of development at the Haydock Green site. The prior phase involved a substantial 373,000 sq ft warehouse, acquired by Warrington Borough Council in 2019 for £46.5 million. Future plans could see further additions like warehousing and a five-storey self-storage unit.
Tim Webber MBE, Barnfield Construction’s chairman, reiterated their commitment to providing high-quality industrial and commercial units, underlining their longstanding cooperation with Morley Estates and Together. The site, already renowned as a high-profile location, will benefit from the new additions, further enhancing its commercial stature.
The economic impact of the new facility is expected to be substantial, with projected creation of 300 to 400 jobs. Jon Thorne, director of B8 real estate, affirmed the site’s prime positioning and specified its appeal to major companies seeking advanced facilities.
The Haydock Green industrial project signifies a promising advancement in regional development, enhancing economic prospects.
