- Community input altered the initial proposal, reducing it to a three-storey building.
- The development aligns with local housing needs and sustainable goals.
The site of the former Denton Baths, which has stood vacant since its demolition in 2020, is set to be transformed into an affordable housing complex. Efforts by local swimming groups to preserve the baths were unsuccessful, resulting in their relocation to Tameside Wellness Centre.
Developers Collaborate Living Ltd and Irwell Valley Homes have received approval to construct an apartment block featuring 35 affordable homes. These residences will be offered at up to 80 per cent of the market rate, making them financially accessible to more individuals.
Located near Victoria Park and essential amenities such as shops, schools, and health centres, the site promises to be ideal for new housing. The design consists of a three-storey building with 11 ground floor apartments and 12 on the two upper floors, offering both one and two-bedroom flats. The development also includes sufficient cycle storage and 24 parking spaces.
The original proposal envisaged a larger development comprising a four-storey, 46-home project. However, following public consultation and feedback from local MP Andrew Gwynne, the developers adjusted their plans to address community concerns.
According to the planning documents, the project aims to regenerate a brownfield site, offering diverse housing options and promoting community growth. The location benefits from excellent public transport access and existing residential infrastructure, enhancing the viability of the initiative.
Council members have endorsed the proposal, granting the necessary planning permissions. This project is expected to not only meet local housing needs but also significantly improve the area by utilising land that was previously unused.
The development marks a pivotal step in revitalising the vacant Denton Baths site, meeting local housing demands.
