An international hotel brand, Fairfield by Marriott, is planning to open a new 200-bedroom hotel in Middlesbrough, which could start construction as early as next summer. This development is part of a broader strategy to revitalise the area, spearheaded by the Middlesbrough Development Corporation.
The Middlesbrough Development Corporation Board is set to convene this week to deliberate on appointing Cycas as the preferred hotel operator and Wates as the construction contractor. This decision is crucial for advancing the Gresham project, which is strategically located at the intersection of Borough Road, Union Street, and Hartington Road.
This initiative is a collaborative effort involving experienced property developers iMpeC and Buccleuch Property. It seeks to transform the Gresham area into a hub of high-quality accommodation aimed at enticing and retaining talent, supporting Teesside University’s growth, and generating up to 4,000 jobs.
Middlesbrough Mayor Chris Cooke emphasised the importance of the project, stating: ‘Newport ward will always be a place I want to see improve and thrive. The land in question is a key entrance way to the town and needs to be developed.’
The first phase of the expansive masterplan encompasses seeking approval for five mews houses, over 230 build-to-rent properties, and a new student accommodation block for more than 400 individuals. This aligns with iMpeC Director Neil McMillan’s vision of delivering a ‘transformational project at this key gateway location.’
Tees Valley Mayor Ben Houchen also expressed enthusiasm, highlighting Marriott’s involvement as a significant endorsement of local ambitions: ‘To have Marriott coming on board in the heart of Middlesbrough is another huge boost to our ambitions and a vote of confidence in what we all want to achieve.’
